The proprietor shall contact each public utility involved for preferred locations
of easements. Utilities shall be located preferably within road rights-of-way, but
may be located alongside or near lot lines if necessary, including front lot lines.
Utility easements shall not be less than twelve (12) feet in total width, with six
(6) feet located on each side of the property line. Utility easements six (6) feet
wide are permissible along rear property lines, in cases where such rear property
lines abut unplatted land. The proprietor shall also make provisions for other necessary
utility installations.

Drainage easements shall be provided, which conform substantially with the lines of
any natural watercourse, drainage ditch, channel or stream. Such easements shall be
of adequate width for the particular conditions of the site and surrounding influencing
areas. The planning commission may, if it considers such requirement necessary to
the proper development of the subdivision and the circulation of local traffic, require
that the drain, if within a public right-of-way, will be enclosed.
